Nineteen Forty will be a beautifully restored collection of buildings that retain their historic charm, enhanced by top-quality modern fixtures.

The three-metre-high ceilings and restored industrial-style windows allow ample natural light to fill the space, creating a bright and open atmosphere. Originally purpose-built as a diamond factory to maximize natural light, this structure now provides the perfect framework for airy open-plan apartments featuring high ceilings and large crittall windows. Authentic restored elements, such as beams and ornate detail, add to its charm.

Rentals have grown 23% over the last 4 years, and house prices have seen significant growth, with a 68% increase in the last 10 years. The city is still 74% more affordable than London. Over the past 9 years, 48% of the housing supply needed hasn;t been met, and the unit deficit is expected to reach 42,653 units by 2031.

A Rich History

The building complex consists of four historic structures from the early 1800s, including the Harry Smith and Gem buildings.

Having had a long history, the buildings have been home to many different professions and are full of stories to be told.

The Gem Building

In the 1900s, the Gem buildings were used by Ginder & Ginder for diamond manufacturing, where disabled servicemen and boys learned diamond cutting and polishing during WWI.

In 1940, JC Ginder orchestrated the evacuation of diamond businesses from Antwerp to Birmingham, smuggling diamonds and equipment. The Jewellery Quarter became Britain's diamond industry hub, all from a ‘three-storey building’, likely the Gem Building.

The Harry Smith buildings, dating back to the Regency era, housed an ironmongery from at least 1824, expanding over time and incorporating the Gem Buildings by the 1950s. The Harry Smith ironmongery business persisted until 2020, after which the entire complex became vacant.
